Your Project Wish List

You and Point B engage in open conversations about design aspirations, timelines, priorities and budget to meet your goals and maximize your project’s value.

Balancing Cost and Value

You and Point B work together to design and document the project. Using our knowledge of current construction cost and methodology, Point B guides you to make educated value-based decisions. Together we make sure your money is spent wisely.

Designing While Vetting

As we’re developing details & documentation, Point B is consulting with contractors on your behalf to establish a ballpark estimate of cost. This process allows us to verify we are on track with budget & value. It also helps us identify the best contractor for your project (if you don’t already have someone in mind).

Before We Build

You, Point B, and the contractor continue to work together to develop the details of the project—making decisions on finishes, details, appliances, etc. Point B is coordinating with the contractor and consultants to produce technical documents necessary for permitting and construction. The contractor uses these documents to finalize pricing for sign off before the start of construction.

.construction administration

We’re Here for You

Point B continues to add value by remaining involved as your agent to ensure construction is an enjoyable process for you. The contractor takes the documents and their knowledge of the project (from being involved so early on) to execute. Point B is on call when questions arise.

…Still Here

The whole team is in constant communication to make sure the project is on time, within budget, and well done. We review progress to make sure execution remains true to original design intent.

Before making his way to PBDG, Sergio gained experience working on single/multi-family, office building, commercial and mixed-use project typologies at well-respected architectural firms in Mexico and the U.S.

rachel smith

Associate Principal

Rachel is a native of northern Minnesota, growing up in the small town of Cloquet. She spent her free-time as a child visiting construction sites with her grandfather, who owned a residential construction company.
She earned her Bachelor’s of Science in Architecture from the University of Minnesota, where she minored in Landscape Design and Planning, and went on to complete her Master’s of Architecture at the University of Oregon.

Encouraged by the plentiful sunshine and rapid growth, Rachel moved to Austin to start her career as a designer in 2018. Taking inspiration from her youth, she has focused her work on residential design, turning problems into opportunities. When not at work, Rachel enjoys yoga, spicy margaritas, stand-up paddle boarding on the lake, and trying to finish one of her many art projects.

motoki hiromatsu

Senior Associate

Motoki is originally from Fukuoka, Japan but grew up on tropical island Okinawa. As a kid he loved being outside and often explored the urban environment and natural landscapes. Motoki quickly appreciated the urban landscapes and spaces where a multitude of people congregate to share a collective moment.

This fascination led him to pursue architecture—Motoki graduated with a Bachelors of Architecture from Oklahoma State University. During his academic years, he honed his skills by designing hospitality projects in China and Saudi Arabia.

Outside of the office, Motoki enjoys exploring the city by skateboarding around with his friends, seeking new restaurants to eat at as much as possible, or trying to capture a moment for his photography.

moshe wilke

Senior Associate

Moshe was born in Tucson, Arizona in the beautiful Sonoran Desert. As a youth his interest in design began at an early age. He gained practical experience and techniques from his father, a builder, and creativity and imagination from his mother, a sculptor. This launched Moshe's interest and eventually a Bachelor's in Architecture from the University of Arizona.

Throughout his academic career Moshe helped design and construct a variety of projects ranging from a grid-shell pavilion in Nova Scotia to a low-income loft house in Tucson. These experiences have given him a profound respect for design, craft and the impact it has on users.

After working in Tucson for an award-winning residential architecture firm Moshe was drawn to Austin’s growing and vibrant culture. When he's not in the office Moshe enjoys reading and all things outdoors—running, rock climbing, camping, and anything in the sun.

silvana celli-mendez

Associate Designer

Silvana was born in Caracas, Venezuela, and spent her childhood in the coastal town of Puerto la Cruz, enjoying clear water beaches and playful adventures with her twin sister. At the age of nine, she moved to Houston, TX, where she developed a passion for sustainability. This passion led her to pursue degrees in Urban Studies and Sustainability at the University of Texas at Austin, where she was inspired to follow a career dedicated to crafting environmentally conscious spaces.

Silvana later completed a Masters of Architecture in 2023, specializing in sustainable design. Her academic journey provided a deep understanding of the intricate connections between urban environments, architecture, and sustainability.

Outside of work, Silvana enjoys reading, walking, thrift shopping, and spending time with her family, friends, and two cats.

.FAQs

  • WHAT IS THE VALUE OF AN ARCHITECT?

An Architect is educated in code compliance, building materials, assemblies and functionality and holds a professional license which carries the liability of the contents of the documentation of the project. The benefit of having an Architect is to help you design a space that meets your needs, maximizes functionality, and reflects your aesthetic preferences. Depending on the scope of the project, an Architect is required to obtain a construction permit.

  • CAN POINT B ACCOMODATE DIFFERENT STYLES?

Yes! At Point B, our primary commitment is to translate our clients' unique design visions into reality. We recognize that architectural styles can vary widely, and our role as a dedicated team is to be versatile and adaptable. We take pride in our ability to cater to a broad spectrum of architectural styles, whether it's contemporary, traditional, minimalist, or any other design preference. Our mission is to bring our clients' dreams to life, ensuring that the end result resonates with their specific aesthetic and functional requirements. Your vision is our priority, and we look forward to collaborating with you.

  • HOW DO I BUDGET FOR CONSTRUCTION?

Establishing an initial budget is pivotal in ensuring a successful design process. It serves as a reference for us when making decisions throughout the project's development. We will maintain an open dialogue with you to balance program and budget. Our goal is to empower you with the insights necessary to make informed decisions.

  • WHAT DOES THE INITIAL PROCESS LOOK LIKE?

First, we have a casual introductory meeting with either our Principal Architect, or Associate Principal to gauge the scope of work, expectations, answer any questions, and discuss our process. We know you have a lot of options when choosing a firm to work with and we want to establish a positive working relationship from day one. Next, we have a more formal meeting on the site to identify the exact scope of work, program requirements, site variables, and desired budget. These discussions define the scope of work to provide the most accurate proposal specific to your project.

  • DO YOU OFFER FIXED BID CONTRACTS?

We work exclusively by the hour. Our proposed estimates (in your contract) are based on experience over a range of project types and design styles, and reflect Point B’s pragmatic yet holistic design ethos. The estimate accounts for the standard dynamic nature of the process while keeping both the Architect and Owner accountable.

  • WHY IS CONSTRUCTION ADMINISTRATION SO IMPORTANT?

As the Owner’s agent, the Architect will help ensure that the original design intentions, quality of work, and construction documents are properly executed. Construction administration adds a layer of protection to the Client. The architect will review shop drawings, submittals, invoicing, and change orders. Construction observation also includes ensuring that building, environmental, and safety codes are followed. The architect also acts as a problem solver – helping to resolve unforeseen conditions or issues as they arise and proactively protect the integrity of the project.
